Project Background
The project was formerly a 4-story old building acquired by Richfield Group Holdings Limited (now known as "Winfull Group Holdings Limited"), which initially planned to redevelop it into a multi-story residential project. However, due to a legal dispute arising from the definition of "House" in the land lease, the developer was required to pay a land premium before proceeding with the construction of a high-rise building.
In 2017, Richfield Group sold the site to Country Garden for approximately $610 million. In 2018, the project obtained building plans approval from the Buildings Department for the construction of a 23-story residential tower, contingent upon the payment of the land premium. Country Garden completed the land premium payment in 2020 for approximately $523 million, allowing for a gross floor area of about 82,000 square feet, with a land premium of approximately $13,800 per square foot.
