Novo Land

Novoland is divided into 6 phases and is the largest private development project in the history of Tuen Mun district. It is divided into 6 regions named after Nordic places (Arreso, Bergen, Charlot, Elverum, with 2 more to be announced), providing a total of 14 blocks. The project faces north towards Yan Po Road, east towards Ching Tin Estate, south towards Castle Peak Government Quarters, and west towards Po Tin Estate. Each building is 22 to 31 stories high, with 3 to 15 units per floor, primarily featuring 2-bedroom units.

Project Background

Novoland was previously agricultural land. In May 2017, the developer acquired the land for over $6.53 billion, converting about 461,000 square feet of agricultural land into residential (Type B) land, with a floor area price of approximately $2,288 per square foot. Subsequently, the developer acquired nearby land, increasing the total area to about 482,000 square feet, with a land cost exceeding $7 billion.

Estate Landscape

Novoland is located in Zone 54 of Tuen Mun, surrounded by public housing estates and private buildings, offering relatively open views towards the northwest, with views of low-density village houses nearby and distant green mountain scenery. Other orientations offer views of nearby buildings, other blocks within the estate, internal gardens, and the swimming pool.

Estate Facilities

Novoland features the 400,000 square foot "Novo Resorts" clubhouse and outdoor spaces, divided into three main parts: the Poolside Club with water play facilities spanning 32,000 square feet, the Garden Club with five Nordic-themed gardens, and the Skywalk with an art gallery. Other facilities include a gym, youth and children's spaces, a farm, and hydroponic fun. Notably, the entire estate is landscaped with over a hundred types of flora, creating a lush environment. The project has received a "Bronze" rating for Green Building Certification.

Community Amenities

For daily necessities, Novoland Phase 2A features the "Novo Walk" mall covering about 50,000 square feet, providing basic shops and restaurants. Nearby amenities include Ching Tin Shopping Centre, Wo Tin Shopping Centre, and Blossom Garden Shopping Arcade, with additional options available further away such as Goodrich Garden Shopping Arcadee, Kin Sang Estate Commercial Centre, and Leung King Plaza, offering more dining choices.

Transportation Facilities

The nearest MTR station to the estate is Siu Hong Station on the West Rail Line, with a walking distance of about 15 minutes, although most routes lack shelter. From Siu Hong Station, residents can transfer to the West Rail Line for connections to various parts of Hong Kong. The nearest Light Rail station is LR Kei Lun Stop, which takes about 8 minutes to walk to, providing access to Tuen Mun, Tin Shui Wai, and Yuen Long.

There are also multiple bus routes serving various areas, including Central, Admiralty, West Kowloon, Tsim Sha Tsui, Kowloon Bay, Sheung Shui, Kwai Fong, and the airport. Additionally, the estate has a cross-border direct bus station for travel to and from mainland border checkpoints.

Details of each phase regarding location, orientation, unit count, completion year, landscape, and features are as follows:

Novo Land Phase 1A

Novo Land Phase 1A faces north towards Yan Po Road, east towards Ching Tin Estate, south towards Novo Land Phase 1B, and west towards Novo Land Phase 2. It consists of 2 residential buildings (Elverum Block 1 and Elverum Block 2), each 31 stories high, with 11 to 16 units per floor, served by 4 elevators per block.

Novo Land Phase 1A offers a total of 824 units, with a practical area ranging from 213 to 1,467 square feet, covering layouts from studio to 4 bedrooms, with 2-bedroom units being predominant. Ceiling heights range from approximately 2.65 to 3.875 meters, with expected completion in June 2023.

Novo Land Phase 1A is located on the north side of the site, with Block 1 facing Ching Tin Estate and Block 2 facing Phase 1B, with Yan Po Road to the north. Units on higher floors or in Block 2 have a more open view, particularly those facing northwest (Block 1 Units A1, K, L; Block 2 Units A1, A2, G, P, N).

Novo Land Phase 1B

Novo Land Phase 1B faces north towards Novo Land Phase 1A, east towards the estate's swimming pool, south towards New Life Farm, and west towards Novo Land Phase 2. It consists of 3 residential buildings (Bergen Block 1, Bergen Block 2, and Bergen Block 3), each 22 or 26 stories high, with 3 to 15 units per floor, served by 3 elevators per block. Phase 1B has the lowest overall height among all phases.

Novo Land Phase 1B offers a total of 800 units, with a practical area ranging from 220 to 1,464 square feet, covering layouts from studio to 4 bedrooms, with 2-bedroom units being predominant. Ceiling heights range from approximately 2.85 to 4.075 meters, with expected completion in February 2023.

Phase 1B is located on the south side of the site, with Block 3 in the center, facing New Life Farm to the south. Units in Phase 1B offer views of the internal garden, with Block 3 having a view advantage, particularly units facing southeast (Units D - H), northeast (Units F - H), and northwest Units E, F, A2). The views include greenery and the swimming pool.

Novo Land Phase 2A

Novo Land Phase 2A faces north towards Yan Po Road, east towards the estate's swimming pool, south towards New Life Farm, and west towards Novo Land Phase 2B. It consists of 4 residential buildings (Charlot Block 1A, Charlot Block 1B, Arreso Block 3, and Arreso Block 5), each 31 stories high, with 3 to 10 units per floor, served by 3 elevators per block.

Novo Land Phase 2A offers a total of 929 units, with a practical area ranging from 216 to 1,528 square feet, covering layouts from studio to 3 bedrooms, with 2-bedroom units being predominant. Ceiling heights range from approximately 2.07 to 4.075 meters, with expected completion in May 2024.

The layout of Phase 2A is distributed on both sides of Phase 1B. Charlot Block 1A and Charlot Block 1B are located on the southeast side of the site, with units facing north (Block 1B Units B, E - H) and northwest (Block 1A Units A2, C - D) offering views of the internal garden; Arreso Block 3 and Arreso Block 5, located between Phase 1B and Phase 2B, primarily offer views facing northwest or southeast. Units facing northwest have narrower views, facing Phase 2B, while units facing southeast overlook New Life Farm and offer views of surrounding estate buildings.

Novo Land Phase 2B

Novo Land Phase 2B faces north towards Po Wah Garden, east towards other phases of the estate, south towards Blossom Garden, and west towards Po Tin Estate. It consists of 3 residential buildings (Arreso Block 1A, Arreso Block 1B, and Arreso Block 2), each 31 stories high, with 2 to 11 units per floor, served by 3 elevators per block.

Novo Land Phase 2B offers a total of 729 units, with a practical area ranging from 277 to 1,429 square feet, covering layouts from 1 to 4 bedrooms, with 2-bedroom units being predominant. Ceiling heights range from approximately 2.24 to 3.9 meters, with expected completion in May 2024.

Novo Land Phase 2B is located on the west side of the site, with 3 blocks arranged in an L shape. Arreso Block 1A and Arreso Block 1B primarily offer views facing northwest or southeast, with units facing northwest enjoying distant mountain views and those facing southeast having narrower views facing Phase 2A. Arreso Block 2 primarily offers views facing north or south, with units facing north having lower residential density and less sense of crowding.

Novo Land Phase 3A

Novo Land Phase 3A is located on the northeast side of the site and is expected to provide 534 stratified units. Further details are pending official announcements.
