Neighbourhood Features

To Kwa Wan is situated in the southeastern part of the Kowloon CityDistrict, primarily comprising residential and light industrial areas. In the 1960s and 1970s, it was an industrial zone with various factories. After the closure of Kai Tak Airport, To Kwa Wan saw the addition of numerous private housing estates. As shop rents increased, many old shops and factories gradually relocated.

In 2016, the Urban Renewal Authority (URA) introduced redevelopment projects in To Kwa Wan, including the "Ming Lun Street/Ma Tau Kok Road Development Scheme" and the "To Kwa Wan Road/Ma Tau Kok Road Development Scheme", aiming to increase residential and commercial floor space and improve community facilities, further enhancing the living environment in the area.

The district has preserved several historical buildings, with the Cattle Depot Artist Village being one example. It was formerly the Central Slaughterhouse for cattle but has been revitalized into a space for artists. There are also various leisure and recreational spaces in the area, including Hoi Sham Park, To Kwa Wan Recreation Ground and sports facilities.

Since the completion of the Tuen Ma Line, residents of To Kwa Wan can enjoy the convenience of the railway system without solely relying on buses or minibuses. The nearby Kowloon City Ferry Pier also provides ferry services to North Point.

Residential Distribution

Residential properties in the area are mainly concentrated along the main thoroughfare from Ma Tau Wai Road to Ma Tau Chung Road and the coastal areas. This main road serves as a significant transportation link with multiple bus and minibus stops. Positioned between To Kwa Wan and Sung Wong Toi stations, this area benefits from the proximity to the railway. Residential estates in this region include Sky Tower, Jubilant Place, Majestic Park, Grandview Garden, Horae Place, and Hillville Terrace. There are also newly developed standalone properties such as My Place, The Zutten, Artisan Garden, Axis, and City Hub.

Some residential estates along the coast offer views of To Kwa Wan Typhoon Shelter. These properties include Grand Waterfront, Wyler Gardens Hang Chien Court, Wyler Gardens Phase 3 Wei Chien Court, On Tai Mansion, Mei King Mansion Phase 1, I-Feng Mansions, and Sunrise Villa. This area features a mix of older buildings and new developments, with some locations farther from MTR stations and main roads.
