Yoho West

Yoho West is developed in two phases, facing Tin Yuet Estate to the north, Kingswood Villas Lynwood Court to the east, Tin Shui Wai Park to the south, and Central Park Towers to the west. The project offers three 42-story residential towers, with Phase 1 consisting of 2 towers and Phase 2 details yet to be announced.

Project Background

The land of Yoho West went through multiple tender processes. The first tender, in January 2013, ended without a successful bid, marking it as the first "zero-bid" record in MTR project tenders. It was widely believed that the high land premium led to the lack of bids, with an estimated value of around $2 to $3.4 billion.

The second tender, in December of the same year, saw revisions in the bidding terms by the government and MTR to avoid another failure. Changes included adopting a "fixed-price" bidding format (eliminating profit-sharing with MTR), offering buy-back options to the winning bidder, and having MTR bear the upfront engineering costs for the Light Rail Station reset. However, only 3 bids were received by the deadline, falling short of expectations. Ultimately, MTR did not accept any of the bids, leading to another failed tender.

The third tender, in January 2015, received 4 bids from Sun Hung Kai Properties, Henderson Land Development, Sino Land, and Far East Consortium. MTR announced that Sun Hung Kai Properties won the development rights for the Tin Wing Stop property. According to Lands Department data, the project involved a land premium of $1.518 billion, allowing for a total floor area of approximately 980,000 square feet, with a rate of approximately $1,500 per square foot.

Surrounding Landscape

Yoho West is surrounded by residential clusters and schools, with most units offering urban views. Some units facing south to southwest overlook Tin Shui Wai Park, providing relatively open vistas. However, due to the concentration of residential buildings nearby, ventilation and lighting issues may need attention.

Estate Facilities

Yoho West features its own resident clubhouse, "Yoho House," covering approximately 40,000 square feet and offering over 30 facilities and services, including indoor and outdoor swimming pools, jacuzzis, banquet halls, indoor children's playgrounds, and a 24-hour fitness center. Additionally, there's a roughly 60,000 square feet outdoor garden area, providing ample green space. Notably, the estate's 3 rooftop levels feature "Sky Farm," allowing residents to enjoy farming activities.

Furthermore, the estate provides 173 parking spaces in the basement, including 164 private car spaces and 9 motorcycle spaces, along with 1 residential accessible parking space and 14 residential visitor parking spaces, as well as 120 bicycle parking spaces. The estate is managed by Wespire Living Limited.

Community Facilities

The area boasts comprehensive living facilities, with several shopping malls such as Tin Shui Shopping Centre, Kingswood Richly Plaza, and Tin Shing Shopping Centre, along with a range of convenience stores, restaurants, and markets. For more shopping options, residents can visit YOHO MALL, connected to Yuen Long Station, with over 300 shops.

Additionally, there are several large parks and sports fields in the area, including Tin Shui Wai Park, Hong Kong Wetland Park, Tin Sau Road Park, and Tin Shui Wai Sports Ground. The Tin Shui Wai West Rail Station features the Yuen Long Leisure and Cultural Building, which includes the Tin Shui Wai Library with traditional architectural elements and nearby Ping Shan Heritage Trail, offering cultural experiences. Moreover, it's convenient to travel from Tin Shui Wai to suburban areas such as Lau Fau Shan and Nam Sang Wai.

School Network

Yoho West falls within Primary School Network 72 and the secondary school network in the Yuen Long District. Notable schools in the area include Q.E.S. Old Students' Association Primary School and TWGHs Leo Tung-hai Lee Primary School.

Transportation

There's Tin Shui Wai Station Public Transport Interchange below the estate, with multiple bus and minibus routes to areas including Kwun Tong, Tai Po, Wan Chai, Hung Hom, Kwai Fong, and the airport. Adjacent to the estate is the Light Rail Tuen Mun Station, providing connections to Tin Shui Wai or Yuen Long West Rail Stations, with transfers to the Tuen Ma Line serving various areas.

Yoho West Phase 1

Yoho West Phase 1 faces Tin Sau Road Park to the north, Tin Wing Stop to the east, Tin Shui Wai Park to the south, and Central Park Towers to the west. It consists of 2 residential towers, divided into A and B Blocks (Block 2A, Block 2B, Block 3A, and Block 3B), each with 38 floors, housing 9 to 13 units per floor and served by 4 elevators.

Phase 1 offers a total of 1,393 units with practical sizes ranging from 245 to 1,073 square feet, featuring layouts from studios to 4 bedrooms, with 2-bedroom units being predominant. Ceiling heights range from approximately 2.64 to 3.04 meters,

Yoho West Phase 2

Yoho West Phase 2 is located on the south side of the site, with plans to provide 583 units. Further updates are pending announcement.
