Wetland Seasons Park is developed in 3 phases and is one of the large-scale new developments in the Tin Shui Wai area, offering a total of 20 stratified buildings, 10 villas, and 10 detached houses. Project Background
Formerly known as Lot No. 34 in Tin Shui Wai Town Lot, Wetland Seasons Park is a limited land development with a land lease stipulating a minimum of 1,140 units to be built. Sun Hung Kai Properties won the bid for approximately HK$1.968 billion in July 2014, with a permissible gross floor area of about 987,000 square feet and a floor area price of approximately HK$1,893 per square foot. However, due to its proximity to the Hong Kong Wetland Park, the land lease also includes specific environmental assessment requirements, resulting in higher construction costs.
Estate Landscape
Novoland, located at 9 Wetland Park Road, overlooks the Hong Kong Wetland Park to the north and enjoys a distant view of Mai Po Nature Reserve, making it one of the highlights of the project with its beautiful and open landscape. Each building is 10 stories high, with 7 - 12 units per standard floor and 2 elevators per building.
Phase 1 offers a total of 710 units with a practical area ranging from 296 to 1,272 square feet, featuring 1 to 3-bedroom units predominantly, with 2 to 3-bedroom units as the main type. The ceiling height is approximately 2.8 to 3.5 meters, and it was completed in March 2021.
Situated on the southern side of the site, Blocks 6, 10, 16, 17, 22, and 23 face Wetland Park Road, with lower floors potentially experiencing noise issues. Blocks 20 and 21, located between Blocks 16, 17, and the villas, offer better views of Hong Kong Wetland Park from mid to high floors.

Situated on the western side (Blocks 2, 3, 5) and the middle (Blocks 11, 12, 15, 18, 19) of the site, the west-facing blocks offer views of the inner garden, road, and surrounding buildings. The middle blocks offer views of the pool and surrounding buildings, with Block 18 and Block 19, as well as Block 12 and Block 15 facing north to Hong Kong Wetland Park from mid to high floors, providing superior views.
Wetland Seasons Park Phase 3
Wetland Seasons Park Phase 3 is situated from north to east facing Hong Kong Wetland Park, south to Blocks 2, 3, 5 of Phase 2, and Block 6 of Phase 1, comprising 4 buildings (Blocks 1, 7, 8, 9), each with 10 stories high. Standard floors have 8 - 11 units, and each building is equipped with 2 elevators.
Phase 3 offers a total of 318 units with a practical area ranging from 282 to 890 square feet, predominantly featuring 1 to 3-bedroom units, with 2-bedroom units as the main type. The ceiling height is approximately 2.8 to 3.5 meters, and it was completed on November 30, 2021.
Phase 3 is located on the northern side of the site, with Block 1 standing alone and Blocks 7 - 9 arranged in a cross shape. The primary views are of the surrounding buildings and Hong Kong Wetland Park, with Block 1 and Block 9 offering better views towards the northeast or northwest units, overlooking the wetlands.
