Novoland is divided into 6 phases and is the largest private development project in the history of Tuen Mun district. It is divided into 6 regions named after Nordic places (Arreso, Bergen, Charlot, Elverum, with 2 more to be announced), providing a total of 14 blocks. Project Background
Novoland was previously agricultural land. In May 2017, the developer acquired the land for over $6.53 billion, converting about 461,000 square feet of agricultural land into residential (Type B) land, with a floor area price of approximately $2,288 per square foot. Subsequently, the developer acquired nearby land, increasing the total area to about 482,000 square feet, with a land cost exceeding $7 billion.
Estate Landscape
Novoland is located in Zone 54 of Tuen Mun, surrounded by public housing estates and private buildings, offering relatively open views towards the northwest, with views of low-density village houses nearby and distant green mountain scenery. Other orientations offer views of nearby buildings, other blocks within the estate, internal gardens, and the swimming pool.

Novoland features the 400,000 square foot "Novo Resorts" clubhouse and outdoor spaces, divided into three main parts: the Poolside Club with water play facilities spanning 32,000 square feet, the Garden Club with five Nordic-themed gardens, and the Skywalk with an art gallery. From Siu Hong Station, residents can transfer to the West Rail Line for connections to various parts of Hong Kong. The nearest Light Rail station is LR Kei Lun Stop, which takes about 8 minutes to walk to, providing access to Tuen Mun, Tin Shui Wai, and Yuen Long.

Novo Land Phase 1A faces north towards Yan Po Road, east towards Ching Tin Estate, south towards Novo Land Phase 1B, and west towards Novo Land Phase 2. It consists of 2 residential buildings (Elverum Block 1 and Elverum Block 2), each 31 stories high, with 11 to 16 units per floor, served by 4 elevators per block.
