Considerations of buying Zhuhai property

The Hong Kong-Zhuhai-Macau Bridge open to traffic since 2018 has greatly reduced the travel time between Hong Kong and Zhuhai. The enhanced connectivity attracts Hong Kong buyers to invest in Zhuhai's property market, where home prices have been on track to reach the price points in Shenzhen and Guangzhou.

What do I need to know before investing in Zhuhai's property?

As of July 2019, depending on the type of residences, Honkongers buying properties in Zhuhai are subjected to up to 5 years of social insurance premiums and a purchase limit of 2 units. The residence can only be sold when the housing ownership certificate is 3 years old.

Some investors have their eyes on the less-restricted commercial and residential apartments in Zhuhai. These mixed-use apartments are wildly different from the typical residential units — the former have a 50-year leasehold, which is 20 years shorter than the latter. Buyers of partly commercial apartments in Zhuhai are not qualified for citizenship, albeit the address can be used for business purposes.

Which Zhuhai properties are more popular?

Gongbei: Located in Zhuhai's cultural and financial centre, Xiangzhou, Gongbei is one of the first areas developed for its proximity to Macau and a top choice among Zhuhai's properties for Hong Kong buyers. The neighbourhood's home prices are steadily high, when the supply of new developments has been contracting in recent years.

Jida / Huafa Commercial Plaza: These Zhuhai's busiest commercial centres feature an array of shopping complexes and offices. For Hong Kong buyers obsessed with the harbour, the long shoreline in Jida is the cherry on the cake.

Zhuhai Free Trade Zone (FTZ): With ongoing railway projects supported by the local government, Zhuhai FTZ is going to be a new commercial hub in the city. Supply of new developments is on the rise — an investment full of potential regarded by many.

Doumen: Properties in Zhuhai's Doumen District come with a friendlier price tag than old towns such as Hengqin. This yet another focus area is witnessing the impending completion of multiple infrastructure projects, a key driver behind the neighbourhood's expected market growth.
