Project Background

After The Rain was formerly FedEx World Service Center. STAR Properties Hong Kong acquired it for about $340 million at the end of 2016, intending to develop residential projects with a plot ratio of 5.37 times, which was rejected by the Town Planning Board.

By 2020, approval was obtained from the Town Planning Board to build a 23-story mixed-use building with a basement. The site covers 171,000 square feet, with residential floor area around 167,000 square feet and commercial floor area about 4,413 square feet. STAR Properties Hong Kong paid the government approximately $818 million for land premium, based on a total floor area of 171,000 square feet, at a rate of approximately $6,700 per square foot.
